Property management for commercial and residential buildings

Run the building, not the phone.

Every request, booking, visitor and invoice gets a reference number, a timestamp and an owner. Your tenants stop calling to ask, and you stop having to remember.

It isn't that the work is hard.

It is that none of it is written down anywhere two people can both see. So the same question gets asked four times and the answer depends on who picks up.

01
"Did anyone fix the leak in 305?"

A tenant phoned it in on Tuesday. Whoever answered wrote it somewhere. Nobody can say whether it was assigned, or to whom, or when.

Now: a reference
02
"I paid that in cash last month."

Maybe. The receipt was a signature in a notebook, and the notebook is with someone who is out today.

Now: a receipt number
03
"Why is my share of the bill this much?"

Because of a calculation that lives in one spreadsheet on one laptop, which nobody else can open and nobody can check.

Now: a visible split
04
"There's someone downstairs for you."

Reception has a name on a scrap of paper and no way to confirm it was expected, or who let them in, or when they left.

Now: a scanned pass

A day in the building.

Six floors. Each one leaves a record.

  1. B1Valet parking
  2. GVisitors and parcels
  3. 1Meeting rooms
  4. 2Accounts
  5. 3Repairs
  6. RShared costs

Four screens that replace the four phone calls.

Every one of these is live today. Nothing here is a mock-up of something planned.

A request stops being a conversation.

A tenant reports a fault from their phone and gets a reference back immediately. You see the queue in triage order — priority first, then oldest first — and how long each one has been open.

  • Reference numbers a tenant can quote on the phone
  • A manager can log one on someone's behalf, and the record says so
  • Assignee, category and status on every ticket

Twenty-six parts of the job, already built.

Every one exists because it produces a record. That is the only thing on this list they have in common.

Recurring chargesRent, service charge and parking invoices are generated by the accountant with one button each month.
DocumentsLeases, house rules, insurance certificates — shared with one company or the whole building.
AnnouncementsReach every tenant in one action, in the language they read.
EventsCollect replies, so you know who is actually coming.
DeliveriesReception logs a parcel and marks it collected. That record is the answer when someone says it never arrived.
Valet & parkingA tenant requests their car from their desk. The valet sees the queue in order.
Assets & vendorsLifts, generators, and the people who service them. Planned maintenance scheduled against the equipment.
Insurance & leasesWhat is expiring, visible before it lapses rather than after.
SurveysAsk the building a question and count the answers, instead of hearing from whoever came to the desk.
Notice boardA place tenants can post, and a bell that shows each person only what concerns them.
Space marketplaceList an empty office to the tenants you already have — the ones most likely to expand.
ReportsWhat was invoiced, what is outstanding, how the queue moved. Per building or across the portfolio.

One account. Every building, kept apart.

Switch building and the whole platform follows. A tenant in one building never sees another building's data, and two companies in the same building never see each other's. That separation is enforced by the database itself rather than by hiding buttons, and an automated isolation suite runs before any release ships.

Your name on it

Each building carries its own name, logo and colour. Tenants see the building they rent from. Premise is the platform it runs on.

English

The app and its guides use English.

Roles that mean something

Manager, reception, valet, tenant, resident. Each one sees the part of the building that is theirs and nothing else.

Three people use this, and they want different things.

Owners & managers

You want to stop being the system.

You know what is happening in your buildings because people tell you. Premise is the version where the building tells you instead, and the answer is the same whoever asks.

Reception & staff

You want the phone to ring less.

Passes, parcels, requests and bookings arrive as items in a list rather than as interruptions. When someone asks what happened, you have the answer on screen.

Tenants & residents

You want to be told what happened.

Report it once, get a number, see it move. Your invoices, your receipts, your bookings and your building's notices, on the phone you already have.

Create an account

We set it up. You don't type in a spreadsheet.

Software nobody loads the data into is a demo. Onboarding is part of the service we agree with you.

What it costs

In writing

Subscriptions and fees are agreed directly with FindFetch in a signed customer agreement and order form.

  • Premise is made by FindFetch S.A.R.L. (Lebanon), which invoices customers in Lebanon and abroad
  • Your data is provided on request within 30 days
  • Tenants never pay FindFetch anything
Talk about your buildings

No price is published here. Your fees are quoted in writing before you sign, and nothing is charged outside the signed agreement and order form.

Four steps, and nobody collects email addresses first.

The reason most building software never launches is the first day: someone has to gather two hundred email addresses before anyone can log in. This skips that entirely.

  1. Create your accountSign up with the email you already use. No invitation needed to get in the door.
  2. Say where you arePick your building, say whether you are a company, a resident or building staff, and type your company’s name, if applicable.
  3. The manager approves youThey see your request and confirm you belong. Until then you are in the app and can see nothing, which is the point.
  4. Start using itReport a fault, book a room, invite a visitor. Everything from then on leaves a record.

It already works on your phone.

Open Premise in your browser, then add it to your home screen. It opens full screen with its own icon and behaves like any other app. Nothing to install and nothing to update.

Same app either way

The store versions, when they land, are the same product. Nothing changes for anyone already using it.

Before you book.

Do tenants need an invitation to sign up?

Not necessarily. Accounts are created on the web, never in the phone app, in one of two ways. The building’s managers, or a tenant company’s own administrator, can send an invitation by email, and the person sets their own password. Or anyone can create an account at app.premisepm.com/join and say which building and company they belong to; a manager approves the request, and until then they see nothing. After that, they sign in on the web or in the phone app.

Which language does it use?

Premise currently uses English.

Can one tenant company see another's data?

No. Separation between buildings and between companies is enforced by the database itself using row-level security, not by hiding buttons in the interface. An automated isolation suite runs before every release.

How do tenants pay?

However they pay you today. You issue the invoice, record how the money actually arrived — cash, cheque, bank transfer — and the tenant gets a numbered receipt. No card gateway is required, because that is not how rent is paid here.

What happens to our existing spreadsheet?

Send it to us. We load the register — buildings, spaces, tenant companies, leases — during onboarding. You do not retype anything.

What does it cost?

Subscriptions and fees are agreed directly with FindFetch, the company behind Premise, in a signed customer agreement and order form. Tenants never pay FindFetch anything.

Can we put our own name on it?

Yes. Each building carries its own name, logo and colour, so tenants see the building they rent from rather than a software brand.

Twenty minutes on your buildings.

Not a slide deck. You tell us how many buildings you run and where the time goes, and we show you the same thing set up for a building like yours. If it does not fit, we will say so.

  1. You send thisTwo minutes. No qualification form, no "a rep will reach out".
  2. We reply within a working dayWith a time, and the two or three things worth showing you specifically.
  3. Twenty minutes, screen sharedYour buildings on screen, not a generic demo tenant. Then you decide.

We reply within one working day. No newsletter, no drip sequence — one human, one reply. Phone and message are optional; the other fields are needed to send your request. What we do with what you send is set out in the privacy notice.
